cash against mortgage

Hi everyone
I am in the position to offer cash for a property, however the property already has an offer of 77k but i believe it is a mortgage offer, would i be given preference with my cash offer if i offered 77k or should i go one better an offer 78k ? , i think the property is a repo in quite bad condition, an have been told it will go on public notice next week.
any advice would be greatly appreciated as i really would like this place.

IF its a repo and in bad condition is it mortgageable ?
Has the £77,000 offer been accepted ?

Even if your offer is accepted it is likely that the property will be marketed up until exchange if it is a repossession.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
