Hi, I live in a nice little town in the south and in a very popular road. I put my house on the market for 230k and it had 7 viewings on the first day. I had an offer for 210k that day which I turned down and said I wasn't willing to discount the price due to the interest. 4 of the viewers had already booked for a second viewing today and the same lady has offered the asking price but says that it their max and they wouldn't go to a sealed bid situation - fair enough.
I am inclined to see what the other serious viewers do in the next day or so but equally I appreciate the offer at asking price and don't want it to disappear or to mess anyone around. I'm beginning to think that the estate agent undervalued it originally and it should have gone on at 240k or so. Is it ok to wait and see if I get a better offer from the other viewers within the next day or so. Its only that any extra cash would be really useful and whilst I want to act in an ethical manner, I don't see that I have promised or owe anyone anything.
What is it best to say - just be honest and that I am waiting to see what the others do or not respond to the estate agent yet or that I am thinking about it?
The other thing I guess is important if several different bids is which ones are cash buyers and which in chains etc...

at the asking price i would literally snap their arm off...its a buyers market, you could end up with nothing...Never, under any circumstances, take a sleeping pill and a laxative on the same night.0

I don't think it's unreasonable to wait and see if you get any other offers. The person who offered the asking price may well be a bit peeved, but if they love the house enough to offer the asking price so quickly then they're unlikely to be peeved enough to withdraw the offer. If your agent's any good, they'll be able to deal with it diplomatically.
If I were your buyer, I'd be more irritated to have you disappear off the face of the earth for a few days (when it's obvious what's going on) than if you said, "Thank you so much for the offer. We just want to ring round the other interested parties and see where they stand. We understand that this is your final offer and we're not going to try and start a bidding war, but we did promise to tell the others if we received an offer so we want to do the right thing. If anyone else offers the same amount then obviously we'll sell to you ..."0 -
Thanks for the replies. Ivana - your advice is bang on. I'm actually abroad on holiday this week and did ask the estate agent to warn viewers that I would not be in full contact all the time. However, it doesn't sit comfortably leaving the offer without some sort of response for too long so I will call the estate agent tomorrow with a similar message. I want to strike a balance between doing the right thing by interested parties but also making sure I get a good price - I originally wanted to put the house on for more but the estate agent valued it down saying that too high wouldn't get the viewings.0
