Help to buy mortgages

Hi all,

We are looking to buy a home through Bovis using the help to buy scheme but it appears there is a lack of lenders signed up to the scheme. Currently only Halifax as I understand it...

To further complicate we would like to do a part exchange which Bovis are happy to do but it seems Halifax will not allow this as part of the help to buy scheme.

Does anyone know if any other lenders are signing up to this scheme soon and whether the part ex option is not applicable because the government are not allowing or whether the lender is averse to it?

Thanks in advance
Simon

The Help to buy scheme only got extended to non-FTBers about a week ago so I would imagine that you are going to have to wait and see what is going to happen with regards which lenders do what. Could be a couple of months until a better picture is formed and more competative rates hit the market though
    Now buying our second house:

Have you got your application in to the HCA Homebuy Agent for your area?

AFAIK the lenders signed up to offer FirstBuy will continue on to offer HTB.

Speak to the Homebuy Agent, before you do anything else.

This is from the Oribit site. This is the HCA Homebuy Agent for our area;-
How do I apply for Help to Buy?

You do not need to complete the Orbit HomeBuy Agency application form if you are only interested in applying for Help to Buy. Once you have found a suitable property (newly built from a participating registered developer), you will need to follow these steps:

Fill in a Property Information Form - obtain one from a registered developer.

Complete the relevant reservation paperwork with the regstered developer.

Submit both forms to Orbit HomeBuy Agents by emailing them to us at hbd@orbit.org.uk (or post to us at Orbit HomeBuy Agents, Garden Court, Harry Weston Road, Binley, COVENTRY CV3 2SU).
We will issue a document called an Authority to Proceed.

NOTE – please do not apply for a mortgage prior to receiving this document

Your Authority to Proceed will then outline the next steps – please ensure you have read the Help to Buy “Buyer’s Guide”

At present part exchange is not available on the Help to Buy scheme. Your help to buy property must be your only property by the time of purchaser legal completion.
