    but if we have a case to claim back from the sellers for lying to us (its pretty damn clear they have, just a case of prooving it) then we will be.

    How much time did you spend inspecting the property prior to purchase?

    Did you have a survey?

    They don't sound like major expenses mind, so I would be inclined to just repair and carry on, you haven't brought a new build and so everyone buying a house will find a problem of some sort once moved in.

    This is what a survey is for. House owners are not realistically expected to be builders plumbers and what have you....and the answer to every question will be - it worked as far as we knew...
