What would you do?

We bought our house a few years back when houses were going on the market one day and sold the next. We were tired of renting and made what probably was a bit of a rash decision.

However, we love this house but due to a change in jobs need to move.
It's been on the market for about 3 months and we've had nearly 20 viewings. The EA has told us that if it wasn't for the parking he would have sold it to at least 4 of those that viewed it if not more, but as yet we haven't even recieved an offer.

The issue is that we live down a lane that we can't drive down and we park on the road (about 50 yards from our front door). We've not really had a problem with this since with regards to workmen / deliveries / a large amount of shopping etc we can back a car / van down the lane over our neighbours drive at their disgretion.

We've talked about dropping the price (and probably will soon) but if you had an issue with the parking would you be interested even at a lower price?

What can we do?

    any house as a price. the parking will be an issue with most people so the price will have to reflect that. you need viewers to end up saying something like... great house but no parking, but look at the price!

    If I were viewing your house, that would definitely put me off. Not being to park outside the house would definitely put me off buying it. Also the lack of vehicular access would be a major cause for concern. You say you can get cars/vans etc. down the lane with your neighbour's permission, but I would be asking myself what happens if the neighbour changes their mind.

    Unfortunately when looking to buy a house purchasers are very picky. There are plenty of other houses on the market, and it is the largest purchase most of us will ever make. For the reasons mentioned above, I wouldn't even consider buying your property no matter how nice it is.

    Does the house have any other advantages which you could use to market it as a 'green' or 'eco friendly' house? For example, is there anywhere to park motorbikes of bicycles easily (a shed or lean-to or something)? There may be people out there who want a 'greener' lifestyle, so it might appeal to them if this is mentioned in the advertising.

    We live in a country where people are becoming more and more reliant on cars due to lousy public transport, so parking spaces can add thousands onto a house price, or take thousands off if it doesn't have one!

    Is it easy to park in the space 50 yards away? (i.e. you don't have to fight for spaces in the street with the other residents). Emphasising that might make a difference.

    Security is the other issue, as most people prefer to park their car where they can see it.

    Have a look at other houses in the area for sale, and try adn find a suitable price that reflects no parking space.

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

    I have a similar problem. When we bought we liked the house but said if it had parking it would probably be £20K more.
    Did you have similar thoughts when you bought? Now we are selling our house is priced with the same rationale of when we bought it. Not sold yet but getting close.

    No parking does limit your market somewhat. It has to be priced discounted to a similar house that has parking.

    can you find a garage to let nearby and suggest this to would be buyers.

    Instead of dropping the price of the house can you buy the right from the lane owners to drive up to your house?

    We had a similar issue with our house when we sold it, it had a small kitchen, and most people gave that as the reason they didnt make an offer (it was also the main reason we were moving), but there is always people that dont mind small kitchens, and it sold.. The same will happen to you, provided the price is right.

    This will put some people off buying, but others wont mind.. You just need the right people to come along.

    I agree you just need to wait for the right people to come along and not everyone owns a car.
