DIY Conveyance for plot of land?

Hi all
I'm just about to buy a 1 acre plot of land from my neighbour. Neither of us want to use solicitors to do the conveyancing as the quote for the job is just about the same as it cost us for our respective houses. Surely all this entails is registering this change with Land Registry and updating both our deeds?
Any help on how to proceed with this without costing an arm and a leg would be much appreciated. Could this be done "DIY"?
BTW anyone who thinks 500 quid is a small price to pay for this service doesn't live in the same world I do
Thanks

I did all this myself for some land I bought a few years ago. It was really easy and made me realise just how crazy some solicitors fees are!
I did it just by phoning up the land registry and saying 'I'm sorry to trouble you, but could you help me...' and just chatting to the relevant people and letting them tell me what to do.
I got all the forms, drew all the plans and we both signed and it was stamped.
It's worth doing it to understand what it all involves, plus you get the satisfaction of not having paid anything.0 -
Another side........
My neighbour (who lives in the farmhouse) bought a 2 acre field from the developer who restored the 4 barns.
They did DIY, saved a fortune.
6 months later a knock on the door (from the farmhouse) asking why my (and the other 3 barns) septic tank was in there field.
She was convinced it was leaking as the field was very boggy. That would be the soak a way i said.
Under MY field she shouted!!
Dug the deeds and plans out and showed her.
Not seen her for 6 years.0 -
Take a look at our online FAQ re transferring ownership which explains what forms are required from a registration perspective if the land is registered and is in England & Wales.
If the land forms part of your neighbour's larger title then it would be a Transfer of Part (TP1) which would be required.
Guidance as to how to prepare the required plan for inclusion in the TP1 can be found in our Practice Guide 40 Supplement 2 section 5
The online guidance is essentially what you would be referred to if you rang us so it is best to read and understand the guidance first.
If questions then arise as to how to complete the forms and/or submit the application then you can Contact Us - please note that we cannot provide legal advice and we would always recommend seeking this independently i.e. for both you and your neighbour.“Official Company Representative
