Oxted, Surrey - does anyone know any places to avoid please?

Hi all after much research and consideration and driving around we think we would like to try and buy somewhere in Oxted. I know everywhere there are nicer parts than others and someone mentioned the Mill Lane area of Hurst Green is not the nicest, does anyone else have any experience of nice (affordable) places or anywhere less pleasant. I do realise that some parts of Oxted are expensive but hopefully we will be able to find something nice.

What's your budget? I looked into Oxted when I first started looking but found it very expensive and limited for my budget of £250,000 for a 3 bed.
I did monitor the area for a while and a few came up but were more towards Hurst Green. Only one I recall in my range that was more central Oxted was for a complete wreck.0 -
Oxted (proper) very nice, very expensive. Do you still have a £280k budget? Sorry if it sounds simplistic but wander around the area where a house is to see what the vicinity is like, it's fairly easy to tell.0

Hi yes our budget is about 280,000 think we may be able to stretch to 300,000. Looking at sold house prices we've seen some for less than 300,000 although there doesn't seem to be much on the market at the moment, I think we just need to keep checking rightmove for updates! We also love Westerham, however think that would be a tricky commute to Purley/Croydon, sadly. It's such a huge decision ! I'm hoping (dreaming) that we will find our dream home and in a location we love and at a price that we can afford0

We wouldn't mind buying something that needed doing up if it was below our budget and we had enough money to do it, we are in rented accommodation so have the freedom of not being tied in a chain. Did you end up buying near Oxted, if you don't mind me asking? Just interested as your budget is similar to ours.0 -

Thank you, that's good advice, we have driven round quote a few places in our search but feel conspicuous when looking around cul de sacs. It's definitely necessary though.0 -

Although we wanted to buy a house in a nice quiet town in the Surrey/Sussex country, a combination of our budget plus a need for us to be in walking difference to a regular train service we found limited us to certain places and excluded others such as Oxted.
We narrowed our search down to two areas East Grinstead and Crawley (latter which we ultimately ended up buying at). Although both further out than Oxted (and more bigger) we had more choice of houses. The place we are buying is on the edge of the town so the countryside is on our door plus we have a regular train service to London which we felt was a good compromise to our original quiet town aim.
If you are focussed on Oxted you may have to be patient as looking at Rightmove earlier it still quite a limited market for that budget.0 -
Thanks, we actually really like East Grinstead but my son said would cost him a lot more in public transport to work in Croydon/Purley. Apparently he can get bus cheaper from Westerham I'm not really sure how its all worked out.0

Like Diska, we also wanted to buy a house in the nice quiet Surrey/Sussex country, but commuting times and costs ruled out Oxted and similar places.
We ended up buying in Redhill which has a bad name (though I dont see how its any worse than creepy Crawley) but some very nice areas and very good train links. One of my sons works in Purley/Croydon so wherever we move to he will need to get public transport to work. He said easier to get to Croydon from Westerhaam, than from Oxted. I don't understand why really as thought Westerham was further.
We are actually in Merstham at the moment which probably has a worse name than Redhill lol but is ok, we just fancy a change.0
