can a landlord sue you after deposit protection has paid out?

Hello,

After a bit of advice, we left our rented house over 6 weeks ago and after a bit of backwards and forwards with the landlord we ended up making a single claim on our deposit.

The landlord wanted to hold some back for some damage, and the last we left it was we would take it to arbitration. We sent back the single claim form as they weren’t responding to the request we made via the dps. They sent the form back last week saying that they wanted to go to arbitration, however when I checked the deposit status today it had changed to processing payment.

It appears that they haven't filled out the form correctly or had it signed and the DPS are returning all our deposit.

All I'm after knowing is can the landlord still pursue us via the courts, or is this over?

    He can try. Whether he gets anywhere is another matter. Did you cause damage? Im guessing the fact you are disputing it, you would say no. Do you have a check in and check out inventory that you signed?

    I can sue David Cameron for being a smarmy PR g*t ... yes, Landlord CAN sue.

    Question is, is his case strong enough to win???

    No check in or check out inventry, we caused some damaged to a carpet we was happy to pay towards but they wanted us to pay for a brand new carpet for the hall and stairs (damaged was 3cm by 3cm and carpet was 2 years old and lower quaility than the one they replaced it with).

    The invoice they supplied us for the carpet, has been faked as I spoke to the place that allegedly did the work to get a proper vat invoice and they said they didn't do the work.

    You can see on the "invoice" where they have put a sheet of paper which the price is under the letter headed paper, and you can see this on the scan.

    Wait & see if the clown takes you to court..

    With no checkin/out and wanting to claim full price for old carpet any Judge with 1/2 a brain would throw his case out....
