"Offers in excess of..." Is this a turn-off?

    It's also meaningless, as loads of us have bought houses for substantially less than an "offers over" price

    Really appreciate all the honesty - thanks to everyone who's responded. In hindsight, I wish I had posted this thread before agreeing to the OIEO alteration. Looks like it might not have been a wise move.

    'fraid I'm not brave enough to post a RM link. Nothing similar has really gone for much under £154,000 in the last three years. Property very similar to ours (though semi and ours is terraced) is on at £159,995. Another was on at £162,000 (another semi), but has just sold. Ours is in good order - just neutrally redecorated, recarpeted etc. Not really much else we can do.

    Told EA that we really need £153,000 as a minimum. My suggestion was to drop from £157,500 to £155,000. He didn't like the idea and said it wouldn't generate enough interest. I kind of wish I'd gone with what I felt.
    Just bought a new house with the help of this site! :D
