Building Control

Hi all,

Last year we bought a flat that is on the second floor of a converted house in London. It has a roof terrace that is accessed through a conservatory, and we would like to replace the conservatory roof with a felt roof. As the conservatory is not on the ground floor, we will need building regulations approval to make the change, and the building officer said it should be quite straightforward.

But, when reading up on Building Control I have realised that we didn't look into BRA when we were buying the flat and our solicitor didn't mention it. So, my question is- if Building Control come round to check that our work meets standards and notice that there is an issue with either the conservatory or the terrace can they force changes to the terrace or the conservatory?

    Do you have consent from the freeholder to make structural alternations? Any changes can be enforced on the person responsible for elfin safety/ maintaining the structure of the building, what does your long lease say abut that? Are you sure your solicitor didn't check building regs? Presumably your surveyor cleared it as safe? Does not have to meet current building regs, but building regs when it was built.
