If he's not paying rent (thus not a tenant), then as her name is on the deeds, she needs to go along with the EA to carry out viewings to stop him putting buyer's off?
Could she sent a mystery buyer to view the property to get evidence he was blocking the sale?

She was paying him a standing order for her 'half' as she sees it. He was supposedly paying the mortgage with that plus his portion of the repayments.0 -

Any payments she makes should be direct to the lenders, but if she is no longer there she should pay nothing, as this will put pressure on her ex- to sort things out.No reliance should be placed on the above! Absolutely none, do you hear?0
