Nationwide mortgage with free valuation & conveyancing. Do I need a solicitor?

  • Total Conveyancing Services (TCS) noted above are aweful. DO NOT USE. The house we are buying is going through them. 6 weeks to answer half the questions in first letter. Don't reply to emails. "Follow up" is a phrase completely unknown to them. After weeks of chasing they repond with "would you like us to prioritise this?" Over 6 months for a simple no-chain sale. Shocking!

I decided to take the £250 and instruct my own solicitor as I didn't feel happy not being able to choose my conveyancer. What if the conveyancer you get assigned is rubbish? For me it wasn't worth the risk. I went for a local firm with a good reputation and so far I am happy with them. As they are local I have been able to drop my ID documents in in person.

Edited to add: Also the disbursements quoted by Nationwide were really expensive compared to the solicitor which means with the £250 cashback I will actually be more than £150 better off using my own solicitor.
MFW: Initial loan £80,000, overpayments: £13184.46, current balance -£59,564.73
