Renting with defaults on credit history (Poor Credit history)

I am currently looking to rent through Jacob Steele with my girlfriend and am very worried about failing there credit checks and references.
I have a few defaults on my credit report that i am currently paying off and very worried that this will affect me renting through an agency. I can't even get a current account or credit card.
My girlfriend has no problems with credit.
I do have a guarantor who is willing to be used if needs be.
Can anyone give me some advice or know if you fail these checks with defaults on your credit history. I don't want to loose my holding deposit.

    Hi,

    I cant give definitive advice, all I can say is that I rent through Reeds Rains and I have defaults too, some are being paid, some arent, some are new, some old - Ialso had the same problems getting bank accounts etc. I think the main thing they check is that you are in employed and can afford the rent, and if available they'll check with with your previous landlord to check that they've had no problems with you missing payments. I also offered a guarantor, but they never called her. Try not to worry about it too much, if it comes to it, can your girlfriend be the main tenant then ask for you to be listed as a 'permitted occupant'?

    We have rented through several agencies and even though our credit history is terrible we have never had problems renting i think they just go on salary and references, even thought hey say they do a credit check

  • Hello everyone, I was reading the messages and thought I was alone on these problems. I have a bad credit history, I got hit by the CSA for a large amount each month and as a result lost my house - I also ran off and left behind a debts on credit cards, CCJ's, Bank loans - I like some of you am frightened to rent from an estate agent as they may/may not keep the deposit if they find my credit history, I dont have a guarantor either. Can anyone help as a friends freind works in an estate agent and told me they will need a guarantor so I am a bit stuck as I have to move out of a house.

    Can I ask if anyones advice - I want to find out how much I owe people so I can start to mend my past - I cannot remember all the people I owe money too, I thought about a financial advisor but again am scared they will rip me off. If anyone can help I would be most greatful.

    get down to the local citizens advice bureau and ask to see the debt advisor, they will make an appointment for you. Go onto the local councils housing waiting list as well.

    go online and get your credit history from experian, equifax and call credit, they will send it out for 2 pounds each, (you can pay by debit card or send a postal order to them).

    get your housing sorted out before contacting the csa as they include your rent payments in calculations, I hope you can still maintain your kids/kid even if this is only emotionally as this is really important for both of you. I would be upset if my ex stopped paying the csa, but I would be entitled to income support if this were to happen.

  • thanks pugsley - just so you know I pay the csa from my salary, it dragged on and on as I did not agree with what they wanted paid £ 650.00!! It killed all my chances to live normally - regretfully a lot of men have to run off not becasue they dont want to support their kids but becase the csa are lunatics destroying fathers lives - trust me I know a few. I really appreciate your advice and I will call the CAB etc. take care
