    They pulled out today. Apparently, part of the deposit was supposed to come from a parent, who now wasn't able to provide it. So presumably they were stalling for the last week or so, while trying to find the extra money.

    I have therefore had to pull out of the house I had had an offer in on since November. I'm also about £3k worse off, especially since the buyer required a deed of variation to the lease (which I had to pay for) and since the epic negotiations and to-ing and fro-ing had racked up a larger than quoted legal bill. Not happy is an understatement.

    Sorry to hear this has happened, I really do feel for you. It felt like a ton if bricks had landed when it happened to us two years ago, however strangely now we are glad it fell through as the house wasnt what we thought was. Onwards and upwards :)

    I had a pull-out on day of exchange. Made worse by the fact he was an English Heritage surveyor. Made worse by the fact his reason was he "didn't like the view opposite the house".

    It does happen, and there's little you can do. Thoughts turn to dark alleyways and large henchmen with knuckledusters, but I'm told that's illegal nowadays.

    All I can say is you have my sympathy. It's an immensely stressful time, made worse by this kind of difficulty.

    Now, if I were large and had a knuckle duster, I'd offer my services... but I'm not and I don't, so sympathy is the best I can offer.

    We found out on what was supposed to be the day of exchange that the buyer hadn't been into the solicitors with her deposit 5 days earlier. In the end we sold to somebody else a few weeks later for more money, so it worked out OK, but was annoying to say the least.

    OP I hope you find a better house and better buyers next time.

    I pulled out of a purchase on the day of exchange due to my solicitors receiving a letter from the neighbours of the property we were buying. There had been a boundary dispute 10 years prior which the sellers had declared as settled. Letter made it patently obvious that it was not settled and neighbour wanted £30k to settle. I think that is a valid reason to pull out!
