Buildings 10 Year Warranty

We are trying to buy a flat which is leasehold and is only 3 years old. We were due to exchange last Wednesday and move today but there is a problem which has been picked up by our Solicitor that the Sellar does not have any 10 year warranty certificate. The Sellers Estate Agents knew this and let us carry on as we do not…

Absolutely.

I knew and had complete confidence in our builder. The house came with a one year guarantee and architects certificate so I was happy. Not so sure I would buy a 3 year old house without warranty where I didn't know the builder. I agree that a NHBC warranty can be better but don't think it is the panacea some people think.

The original point I was making to the OP was that a search for a 10 year warranty may be pointless as there may not be one. If the seller bought new with an architects certificate then the solicitors should know this and the purchaser may be able to rely on it.

Alternative is of course to get a full survey done and rely on it.
