    Thanks for the responses - this hasn't been deliberately left for so long...she has led me a bit of a merry dance for the last few months saying she will consider mediation, then she won't, then she will...now she says she has 'mental health/psychological issues' and is 'too unwell to make any big decisions at the moment'! I have sought some legal advise and have the feeling I'll have to take possession proceedings. Just wish she'd go to mediation - I'd take a smaller half if it helped matters go without upset.
    I am the only Executor, I have probate. There was a small amount of cash in the Estate but all went on funeral exes and paying off my Dads last bills.

    So you are the sole executor.. what mediation?? What decisions?? You are clouding the issue offering this, giving your sister the impression she has power or control and then snatching that away. You are legally bound to follow the terms of the will and the legislation, end of story. You really must not let this emotional blackmail cloud you, research your obligations and responsibilities. They are to the will and the law first, beneficiaries second, you don't act as beneficiary or sibling you act as executor.

    I suggest you practice a few stock phrases and the 'broken record' technique "As executor I must act within the law and according to the terms of the will, I love you as always" or somesuch.
