 Cripes.
Nice to know that my uninformed thoughts match those from someone who knows what he is talking about. It sounds like you are taking a very sensible approach. The previous owner of my house planted shrubs next to the concrete path, and not surprisingly they cracked it in several places due to root growth.

Take it down you may have an insurance claim if it causes movement.
If it falls of its own accord in the future you may be lucky.
There are risks either way.
Well I want a professional opinion that:
A. I can safely remove it as in their opinion no damage would be done. Therefore my insurance would pay out if there is a problem as I could not have foreseen the issue and am therefore not negligent.
B. I should not remove it and here's why... So if it falls I wasn't negligent as I was advised not to remove it.
C. Remove it in phases so the impact on foundations is minimal.
I don't think I have many other options, the tree is there regardless... So I think it's best to get it looked at before we sell. Although a nice clear lawn would be the best outcome!
I will let you all know how I get onIf you aim for the moon if you miss at least you will land among the stars!0 -

Seems like you want it all ways?
What do you insurers say about it being 5' from the house?0 -

They didn't ask... Should I be concerned? Our certificate doesn't mention trees, it does mention water as we are near a river. But thats it for local environment.
We had a quote for £110 to remove it and a£90 to remove the stump. But none could even provide verbal assurance it's ok to remove it. So I'm exploring other avenues and will make a decision once fully informed. If you aim for the moon if you miss at least you will land among the stars!0 -

Flooding and trees within x from the house as standard questions when taking out a policy.
Can't remember what x is, but it's more than 5'.0 -
I had this copper beech removed last year, the top leaves were just level with the gutter. I guess it was 20 foot from the house and it was obviously a problem in the making!
£90, no sign of problems to the house0 -
Hmmmm we are renewing insurance soon - I will measure exactly and check. Thanks for the heads up! It's exactly what I was hoping to hear - something I've missed. If you aim for the moon if you miss at least you will land among the stars!0
