New Build property conveyancing specialist in West/East Sussex

Good Afternoon All,

Just after a little help if possible. My husband and I have just reserved a new build property, we are going to sign all the paperwork etc on Friday. The mortgage provider has now ordered the valuation report which fingers crossed should all go thorough no problems.

I know that we now need to instruct a solicitor to do our conveyancing and was wondering if anyone could offer and recomendations?

I have done some searching of local solicitors that offer conveyencing but none of them say they specialise in New Build properties and from my other research this appears to be a must! So does anyone know of any local firms that will do this or am i better off using someone that the developer recommends?

Also does anyone know approximately what this should be costing? Will it be the same as a normal solicitors fee for conveyencing work or should i expect to pay slightly more as it is for a new build?

    Do nOT use one recommended by the Developer. Any link between them however indirect compromises their impartiality. They must work for you. Even if there is no 'commission fee' for the recommendadtion, there is clearly some relationship....

    Find your own.

    I would have thought any half-decent conveyancing solicitor can do New Build purchase. Maybe avoid the mass-market, online, call-centre-run conveyancing outfits, but just pop in to 3 local firms, ask to see a solicitor for a quote, talk to them, get a feel for how they are, get and compare the quotes, then choose.

    Why would a specialist conveyancer be needed for a new-build? I understand that there are some differences but overall I would have thought the process should be a little easier overall.

    I don't know were you are located but the solicitors that did my conveyancing were very good and pretty quick. They are in Horsham though so don't know if that's of use. And as for cost I think they were around the £1100 mark but I can double check that if your insterested.

    Thanks for your replys. It is only from what I have been reading online that is saying that we should use someone who specialises in New Build conveyencing but if this is not necessary thats not a problem.

    I am located in Crawley and the property is in Maresfield near Uckfield.

    I will try and few local firms tomorrow and see if they can help, I also popped into a local estate agent that has some new build properies on their books and asked for the details of who they use.

    You don't need a new build specialist, nor do you need them to be local. They can operate any where in the country.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
