Chimney breast removal and knocking a load bearing wall

Hi,
I am in a process of removing chimney breast and a load bearing wall and install 3 steel beams/bracket to support the ceiling in my living room for a terraced house.

I have had structural engineer come and have a look at it and is giving me the calculations so I can get through the building regulations from my borough.

Can any body advice me how much does it normally cost to get the building reg approval etc. Looking the building control charges in the borough website, I see separate Plan charge,Inspection charge, Building notice charge and regularization charge.

Does that mean I now have to pay for all these charges separately because that might add up to a huge cost.
Or is it just regularization charge solo which I should pay?

Can some please share their experience of labour charge to install 3 steel beams 4 mtr, 4mtr and 7 mt beams and also to fill and re-plaster and which is reasonable. I am based in Bromley area.

    Taken from Bromley Building Control Charges.
    Usually the regulaisation charge is 120% of the Building Notice charge exc VAT.

    best to drop an email to your local building control dept. explaining the work being done and asking for a price.

    We had similar work done last year (2 chimney breasts removed, load bearing wall removed and RSJ's installed). As it was all being done in one job, council offered to sign it off for their lowest fee of £120. If I'd have just filled in the form and sent a cheque without asking, it would have cost me twice that.

    You don't need Structural engineers either. Our builders (who are friends, we know they do a god job) knew what size steels to use withoug getting calculations from an engineer. If they aren't sure, most RSJ suppliers can tell you what size you need.

    Out of interest what did you supply to Building Control for them to check then if their was no actual design undertaken?

    The builders dealt with the building control officeer as I was on holiday whilst the work was done. I think they just did the calculations themselves and building control were happy with that. I've got the letter from the council saying everything was done OK.

    Do you mind letting me know how much did the labor cost came to for all your work?
    I have got a quote of £2000 for installing all three RSJ's which also includes the cost of RSJ and plastering etc. What do you reckon should be the fair price?

    I am attaching the structural engineers calculations and plans for the 4RSJ's which will support the chimney breast and one load bearing wall in my ground floor living room.

    Could some who has knowledge of the RSJ and bearing plates cost + installation (i.e. Bolting velding/fitted ready for my builder to box it) shed some light please. I am based in Bromley (Kent)

    I am really having a trouble figuring out the cost for the steels.
    My friend says £ 40/m for steel and £500 installation (lifting and bolting) cost but the steel fabricators are quoting me £4000 for the same thing.

    Really appreciate your help, without this I cannot figure out my budget.
