nethouseprices - missing sale ?

A friend bought a flat Nov 2006. She'd already used nethouseprices to research the sold' prices in the area before buying herself.

However her sale still isn't showing up there despite it saying '' Last updated 01 May 2007 for property sales registered up to 31 March 2007''. She was actually a little worried her title wasn't properly registered so she paid her £3 or whatever to do a search at the Land Reg. Everything was fine - her details were all there.

So why isn't it showing up on nethouseprices ? Is it in reality an incomplete search engine site which doesn't do what it says on the tin ?

I was watching for a house to appear that had been sold in October 2006, it only appeared a couple of weeks ago. Haven't a clue why.

There was an error on my house listing. I emailed the Land registry and they were helpful, so you could always email and ask if there is a reason.

It could be that the land registry has only just been updated and therefore will be done next month.

There's no error at the Land Reg side - nethouseprices just don't include it.

I was thinking the error was Land Reg not including it in the data they sell on to sites like nethouseprices.

Maybe she ( and me ) just don't understand it then. The nethouseprice website says

'Last updated 01 May 2007 for property sales registered up to 31 March 2007'

So I'd assume since it was reg with Land Reg Nov 2006, how can it not be picked up '' for property sales registered up to 31 March 2007' ?

At the end of the day it doesn't matter to her. I was just curious as I do use the site for info sometimes. I didn't realise till now that it's either got a huge time lag or it's incomplete. It's still a useful tool ( and free ! ) - just not the complete deal I thought it was.

gotcha - could be. So nethouseprices don't include ( buy from Land Reg ) everything ? I thought they did, but I just assumed.
