thanks for the last two replies, after your last suggestion it has definatley pushed me forward in just checking with the council about the building line to the front of the house. I definatley agree that i could have the house of my dreams if i could build on what we have, bedroom sizes were happy with the lounge and dinning room are fine to. Plus if we could build into the loft aswell to create two rooms that would be very appealing.

I think its generally frowned upon to extend your house to the front thereby bringing it closer to the road.... Having said that, the house we are currently buying had a porch built to the front in 1999, so its not impossible!

Don't waste your money installing carpets, just put in a few rugs. I think the floor looks gorgeous.

Also is there a toy room? The house looks lovely & would apeal to a 1-2 child family. Perhaps scatter some toys around to show it's "lived in"?

I don't think you are pricing it too high. The market is just slow at the moment because of the interest rate rises.

thanks once again to those who replied and offered suggestions.... just to say i've been down to homebase, and i'm going to paint the chimmney breast the same colour as the other walls, take the logs out of the fireplace that nobody seems to like (well might leave a few in as it was a camp fire!)

i've bought some plants and planted up the hanging baskets out front and also re potted the two box hedges by the front door and also just about to hang the curtains in the living room. oh and nearly forgot brought down to sheep wool rugs, one on the lounge floor and another under the dinning room table. once all done i'll try to take some pictures and post them up to see what the opinion is now.

    thanks

every room has textured and coved ceiling and double glazing ,but it is mentioned several times .I wouldnt mention "textured & coved ceiling " at all .As for double glazing I think you only need to say that once .For this type off house DG would be expected as standard .
I dont see any mention off what type off heating you have ,apart from the log fire .Have you an alarm ,or outside lights .I dont get that pic off the stairs .You show a pic off the stairs but not the kitchen ,I no the kitchen is small but it should be included just to show the standard off finish .Have you loft insulation and cavity wall insulation ,it may be standard in this type off house but you havent said .Have you lights or any flooring in the loft ,has it potential for convertion .
