    I suggest that you contact the local HMLR office to discuss the title register that you have to see if they can help, otherwise you may have to get a solicitor to help research the title to deduce ownership.

    Before contacting either the local office or our Customer Support it would be appropriate to clarify a few points as any guidance they can give is likely to be limited to the following:-

    The leasehold title should already contain the the name of the original freeholder/landlord as per the lease details provided at the time of first registration. You also mention the lease and that presumably reaffirms the names of the parties to the lease, although you may have taken these from the leasehold title register?

    As G_M states 'n/a' via the online system is not a guaranteed result that the freehold is unregistered. For example if the Flat is one of many out of a single freehold then the freehold title may simply be unavailable online.

    As such you should establish whether the freehold is registered or not using our postal service as explained under the 'by post' part of our FAQ - this is not something we can or should provide over the telephone.
    NB - if you apply using form OC1 as per the FAQ you can tick panel 2 of the form to indicate that it is the freehold title you require
    If it is registered they will supply an official copy of the register which will contain the name and address of the current registered freeholder/landlord.
    If it is unregistered they will advise and your detective work moves on a little and we may still be able to assist. However ratehr than trying to explain at length what such next steps might be from a Land Registry perspective can you please confirm whether
    a) the freehold is registered and if not then b) what class of title the leasehold is? - the B Proprietorship Register should refer to Title Absolute or Title Good Leasehold in the most common scenarios
