divorce and financial split

I hope this is posted in the right place...My wife and I are divorcing...We have agreed care of the children. The problem is the property split.Wife and new man want to buy me out. OK with me as it is my kids home.I am nearly 65 so future prospects are not shiny. They are both working.
This is where I need help-- House value £235000--outstanding m/g £45000---Debts etc £13000. We have agreed a 60/40 split in my favour. But how do I work the sums out?
Probably easy for a savvy saver but my head is a mess and I just can't get to grips with it and am reluctant to go to an IFA as funds are non existent....can anyone help please?:D

    If taking only mortgage into consideration 60% of (£235k-£45k) £190k = £114k.
    If taking mortgage and debt into consideration 60% of (£235k- £58k) £177k = £106,200.
