Possible Mortgage Lenders for bad credit history

Does anyone have an idea which lenders are more lenient and more likely to offer a mortgage to someone with a poor credit history?
The persons in question don't have a terrible credit history but have some credit card debts and have been turned down by Santander.
I know a mortgage broker could help but in the absence of a broker does anyone know which lenders may be more likely to consider offering a mortgage. Are smaller banks/building societies more flexible? They obviously don't want to keep applying through trial and error and getting turned down as they know this will further impact their credit rating.

What are the credit issues and when?
How much do they want to borrow and what purchase price/valuation?

Credit issues are 5k balance on credit card which I think goes back several years and hasn't been paid down much.
LTV is low, less than 50%. The person in question has had a mortgage on the property over 10 years and has never missed a payment but needs to remortgage due to divorce.
No issues with using a broker, they just haven't found a suitable one in the area they live.0 -
Have payments been maintained on the credit card? Any missed?
Why did Santander decline?
What borrowing is needed and what income? Age of applicant? Any children? There are lenders that will accept different adverse. The problem is, suggesting specific companies could be seen as leading and whilst it might enable them to get a mortgage it may not be the best deal possible - thats where the problems arise by suggesting companies on here.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
