Will/can the estate agent demand a fee?

    I think that the EA is going to find out what has happened, so you may as well go in and tell them. I think this would be better than waiting for them to find out.

    Would you not want the services of an EA helping to smooth the transaction along?

    Why not go into them and say what has happened, say that you feel guilty that it means they won't get their money due to the lapsed time, even though it was them who introduced the buyers, say you'd still like them to act for you to keep the sale going if you can agree a fee. And see what they say.

    Really? You've never heard of underhanded estate agents? Or from people who have been wronged from estate agents? Or how such a vibrant and key affecting industry is neither fully regulated or requires qualifications? Perhaps you haven't seen the BBC documentary that exposed false offers, faking landlords signatures and falsifying documents to inflate property prices?

    Or how about my own personal experience in which rival agents blatantly lied about the valuations they placed on a property (to which i have evidence)? Or how they offered to avoid VAT through a cash transaction? Or failed to mention when asked key issues such as the overgrown japanese knotweed growing in the garden.

    Oh yes, those trusty estate agents, what a beacon of light for the rest of us.
