For your budget and what you seem to be interested in that would be parts of Greenwich (Maze Hill, Westcombe Park) and Blackheath. Worth doing some research anyway.
Seconded - I lived in Westcombe Park for several years and, although there's not much there, I loved it! Greenwich, Blackheath, Central London, etc all easily accessible.
I've walked from Kidbrooke Park Road (when I lived there) to Island Gardens before when the overheads were on strike. Bit of a trek, but a nice walk nonetheless
Loved having Greenwich Park and markets on my doorstep.
Some lovely properties over that way.

Thirded! Blackheath/Greenwich is great. Easy commute in and with lots of green space, markets, bars and restaurants. My 2 bed Victorian conversion was £3750 per m2 (but that was a repo!) You could easily find one in that area for less than 7.7k per m20

You should look around SE london as for that price you could get a freehold victorian house and there are some very nice areas in the SE and transport options are much better than most people think they are.Starting Mortgage Balance: £264,800 (8th Aug 2014)
Current Mortgage Balance: £269,750 (18th April 2016)0 -

do they even exist?
Im looking for a 2 bed flat, in a Victorian terrace conversion, budget is up to 550K but ideally I want to stay below the 500K threshold. Ideally located within zone 3.
I am interested in a particular flat but not sure if there is much upside - its already 7.7K per sq metre.
Any advice would be appreciated.
Which part of London do you have in mind, broadly speaking? NE, SW, etc?
Where do you work? Where will you need to travel to and from daily? That makes a big difference. If, for example, you are working in Paddington, that's a very different place to commute to from, say, London Bridge....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

In London? Half a million is small flat territory in some parts of the city....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

I grew up in that area - born in Greenwich District Hospital, and lived in Blackheath / Greenwich until I was 18. Lovely part of the world....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -
There are lots of cheaper areas than Hampstead. What's good value, though, depends on what you want - quiet, lively, central, near a tube, near work, near overground rail, parking, good schools, green spaces..? It might help to say a bit more about what you want. If you're looking at a conversion, make sure the standard of conversion is good, too - I imagine spending £500k then hearing every time your neighbour used the loo, say, might be annoying!
To be honest, if I were spending £500k I'd seriously considering renting in the area for 6 months first - to make sure I like it, and learn more about it.0 -
I was going to suggest SE London- where you'd get a great flat, or even a whole Victorian house for your money - but hazyjo and lots of others beat me to it!
Zoopla SE3, SE10, SE4, (Blackheath, Greenwich or bits of Brockley )- and visit the areas in the evenings to get a feel for transport/ safety/shops/ bars, etc. Probably more fun to be near Blackheath or Greenwich or maybe bits of Brockley than Charlton or Lewisham, but bits of SE7 or SE13 are OK (for example lots of Charlton is across the road from neighbouring SE3, for 40% less!)
And renting while you research is a great idea0 -

True but not everywhere . It depends how fussy you are about the area. I have a freehold terraced house worth well under this amount0
