2008 boiler, should I have a certificate?

Hoping to sell, got a new boiler in 2008, am I supposed to have a gas safety certificate for it? I don't think I do. Am I likely to be asked for one by buyers solicitor?

    My solicitor was asked for one (Gas Safe/Corgi), ours was installed in 2008 also. However ours was electric as it was a flat, but they asked for one before I reminded them of the fact. Instead I had to show the completed Installation & Commissioning Serive Record Book - which I think gas boilers would also have to show it meets building regulations.

    Gas safety certificate: no. Only in rented property.

    Building Regulations compliance certificate - yes. Your GasSafe installer should have provided this, though legally it is up to the house-pwner.

    A gas safety certificate is only mandatory in a rentalproperty. But seeing the cost of one is only between £35-70, then it might bewell worth it, at least the vendor knows that the boiler is safe and in workingorder.

    When I purchased my property, I insisted that one was done,as I had a suspicion that the boiler had been replaced by a family member.


    This is my opinion, a little knowledge from experience.
