How frequent are rental property inspections supposed to be?

    I do inspections (roughly) after the first month and then quarterly after that. Sounds like the agent you are using has the same methods.

    Our LL & LA haven't carried out an inspection since we moved in, 4 years ago! But we do have a good relationship with the LL, he is easy to contact and quick to respond. When we mentioned it, he said that he doesn't need to inspect the house personally as he gets reports back from his appointed contractors (eg the Gas testers), and he knows we're looking after the place!

    Interesting approach.

    So his gas engineer checks for slipped roof tiles, front and back, when inspecting the boiler!

    I would object if the landlady or rental agent entered the property when you had not replied to an email.

    IMO they should wait until you have replied and said the date is suitable before entering and you should insist on this, it is your home after all.

    You could also change the locks!
