Title Deeds - held by Alliance & Leicester?

During a recent coversation with my Mum, we established that the title deeds to her house were actually held by Alliance & Leciester. Would these have been transferred to Santander?

My Mum had never ever thought about it, as the mortgage is completely paid up and it never crossed her mind. She's now very concerned as to where these documents are now held.

Can anyone provide any guidance - should I just contact Santander?

  • I wouldn't worry too much. The Deeds should be held electronically. Just contact Santander yes, they should know.

    Is it registered land?

Check on the Land Registry site.

The actual deeds will only be needed if it isn't registered. Otherwise, the deeds pack may have one or two interesting bits of history, but is no longer of great significance.

Assuming the land is registered, the Title is now held elctronically by the Land Registry. You can check here for £3.

However the 'Deeds' the A&L held may (probobly do) contain other documents - some may be just of 'interest' about the property, some may actually be legally important.

Whether registered or not, when the mortgage was paid off, the A&L should have
    * contacted LR to remove the Charge (mortgage)from the Title (or registered the Title) &
    * either returned the pack to your mum or, at her request, stored it. In which case it would now be held (somewhere!) by Santander.
