  • I agree with Phoebe that booking viewings back-to-back is the best of both worlds: your agent can truthfully tell anyone who's interested that there's whatever number of other viewings happening the same day, so if they want to offer they need to get in quick, but you don't put buyers off by seeming to be playing games or pushing them too hard.

    For what it's worth, when I've been to "open house" type viewings I've found them really off-putting because you just think, "Well, if so many other people are interested then it's going to be loads of hassle; I won't get a bargain and I'll probably get gazumped." But then I'd always rather buy a badly marketed house from the rubbishy estate agent down the road...

    I laugh when i see open days and think that the seller must think people are daft..
    A house is either correctly priced or not and no amount of messing around the edges is going to change that...
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
