How to divide three into four.

Just a thought. OP, you have all these properties in your name.
... have you written a will that deals with them?0 -

You who owns one and a half properties?
And two sisters who own nothing?
So your parents don't actually own the three properties they are trying to divide between 4, they only own one half of one property?
You're right, what a mess!
Unfortunately, elderly people and property appears to be a world in which things they're told by their friends trumps proper legal advice. It's like the endless problem of secondary school admission, where all the nonsense at the school gate can't be countered with facts.
OP, if you really want rid, and you aren't interested in the long term possibility of the property being worth something to you, offer to sell your shares to your siblings or your mother for a pound. If they decline, sell them on the open market for a pound (or some similar very low price): you won't have a shortage of takers, and the problem will be someone else's. If your relatives think you owning it is a better deal for them than their owning it for a pound, that tells you what they want from you.0 -
It's going to take more than a quick question on an internet forum to untangle this mess.
Whats the value of all these places(and at times of transfers) and the status of each parents estates.
It is likely there ere IHT and CGT complications that will take some unraveling0
