New Build - How long til address is recognised??

Having just bought a new build set to complete on Friday does anyone know how long it takes for the address to be recognised?

I've been looking into changing my address on a few things i.e redirecting post, electoral register etc - havent changed anything yet but the address doesn't appear online anywhere. The only company i had luck online with was Sky.

The road itself is completely new and so is the postcode. Doesn't seem to appear on any online systems. The estate is not finished - when i tried a royal mails redirection service as you need 5 days notice to do this, a few other occupied properties appeared, but mine wasn't an option. - anyway around this?

Property has not been banded for council tax yet either.

Does anyone know how i go about resolving this, or whether it will resolve itself (soon)? Was trying to be super organised!! no such luck..

  • I've been living in my property for 3 months now - the address still isn't recognised by everyone. BT have a system in place for new builds - I just left everything else until about a month later and let the mail redirection do its job.

I found that getting the Royal Mail to add the address to their database helped (especially for the mail redirection!). I did this by submitting a message here - the address appeared on their website a couple of days later.

A large number of online services with address lookup pay the Royal Mail for the information (PAF), having the Royal mail add the address to their database is definitely the most efficient way to get an address recognised.

    Xmas Saver!
It took our water company nearly a year to get a bill set up.
We were a new build on a side garden in an old road. After many phone calls they finally found us as plot adjacent to number 28. We are actually number 26a.

British Gas point blank refused to admit they had ever supplied the house, even though the builder had a bill from them. That made changing suppliers fun.

Somebody my Dad knew inherited a house from his parent. Only when he tried to submit meter readings to BG did he discover that his Dad had never had or paid a gas bill ever..... If his Dad had told the son, the son would also have had free gas......

  • I bought a property in 2007, a terraced house which had been built in 1990, as an add-on to a big building next door. The two shared the same street number but mine had a house name as well. However, in all that time, it had never been properly listed with the PO, which meant that deliveries, etc were a nightmare because the address never appeared as an option when I entered the postcode.

I had to contact the PO and fill out a form with all the details to get the address formally registered with them, and it still took over a year and several more phone calls to sort out!

So this doesn't just happen with new builds - it's something to be aware of if your property was tacked onto an existing property with a very similar street number.

how did the council list it?
  • I had to set up the mail re-direction in a post office rather than online. That has worked well. The utility companies have really struggled to sort out the address but everything else has been easy enough (TV license, council tax etc). Most systems seem to have an option to enter the address manually. I completed in December and I don't have problems with online systems recognising my address now.
