soon house buying is going to take years, every house I have ever bought has had issues.
You just have to deal with them as best you can.
OP have you considered popping round to the vendor and having a conversation about it, after all it's only a piece of guttering!
If you can do that call the agent and get him to be middle man that is what he is being paid for!0 -

I don't know about the cost or complication of the repair you need...all I can say is when the house we bought was surveyed a problem was highlighted with the way some windows had been fitted...we considered getting the work done by our own builder along with other planned works with the vendor dropping the price as necessary (about £600) alternatively we discussed exchanging and getting the work done before completion.
Our solicitor was very definite that the work should be done before exchange as in his experience the vendor had absolutely no reason to push to get the work done after exchange.
In addition to this if we had got the work done by our own builder it would have rendered the remaining warranty (a further 8 years) invalid.
We were fortunate our vendors were very efficient and had the work done within a fortnight

It doesn't beggar me at all.
Surveyor suggested the owner should repair it ( as it may be under guarantee) before exchange.
I am still buying the house and solicitor has contract details, just waiting for exchange date.
And you follow every little thing that the !!!!!! of a surveyor tells you? God help us! No wonder the housing market is in such a state. Can't you use your common sense?0
