    Hi Michelle, i have done a search on my counciles website on this , and no planning applicatiosn have been lodged by any neighbours etc etc , thanks for the tip

    Do a bit more research into the price. Many areas of the country have not seen any real growth in prices over the last couple of years. So if they only bought at the back end of 2011 and have done nothing, why are they looking to make a profit? Have prices gone up round that area, if not then you have a clearer view on the price.

    Hi , yes , i did a search on the land registery website ,and it came back that in real terms (dec 2012), the house should really be worth £173 , nothing else has sold in the street since 2008...., this is why i dont want to pay any more than 175k , even then , i want to pay less as there is lots to do !

    Hope it went well.
    If you are going to have a third viewing (and why not) look at the outside walls and look for cracks near door and windows and sagging and the like. Also checks for signs (and smells) of damp, the guttering and see if doors and windows close easily. Take a builder friend to have a look round before you get a survey done.
