FTB mortgage application

Hi all

I received noticed that my landlord is selling. Anyway mortgage adviser got me an AIP (despite me only wanting a chat). Over the next few days had an offer excepted and applied for themy mortgage Wednesday. It's all moved a bit quick. Now it weeks very real and i'm extremely worried thatvtge application will come back declined.
In the past I was silly and my last Arrangement to Pay ended in 2009. My credit expert report shows as fair and the only thing going agiant me is that I had a loan in Dec and have a maxed CC. All payments totally up to date. Wishbthey'd asked to see proof of rent as i've been paying lots more than my £80k mortgage would be. I was turned down for a CC a couple of months ago and am now really worried I'll get let down by lender.

    Basically I'm just worried that I'm being asked for money by conveyancers without the mortgage in place and it all seems to good to be true. In other peoples experiences am I kidding myself thinking I'm going to get this? Mortgage is £72k on a CC£80k house.

    You may be asked for a deposit for the searches, but you can hold off handing the money over until you are happy with the progress of the mortgage application.

    Tell them what you are doing, if you wish to. All a solicitor does in these circumstances is opens a file and awaits your instructions...

    Ok, I've also had to send off my provisional DL to get updated for ID but they seemed keen to get the money and said they can start without it. That's Simply Conveyancing.

    I guess you're going to say you're using the estate agency mortgage adviser and this firm came at their recommendation?

    Like I said, simply tell them you want them to incur no costs until you give them the go-ahead that your mortgage is proceeding.

    I'm going to delay the forms for a week. I've seen many posts on here about people with perfect scores being turned down that I'm panicking.

    Many of those with perfect scores actually have a bad record, please ignore all the experian, creditexpert etc reports.

    If you post your deposit, amount borrowed and salary then you might get some constructive feedback on what the chances of acceptance might be, an arrangement to pay even four years ago isn't great.
