I have recieved an email from planning to say that i now either have to apply for planning or close within 28 days and that it is unlikly planning will be granted,is there any point in applying or do you think it has no hope as they have said it is unlikly to be granted also would they tell me the reasons why they think it would be refused,thank you so much0

Still not quite sure what is going to happen but the update is- The reasons given for a likely refusal are - 1) sustainability because of transport links- response i have given = bus stop 10 minute walk away + most of my customers are walkers and cyclists. 2) concerned if they give me planning permission and later sell my house it could then be used for anything- response = I have done some research and found that the planning permission could be put on me not the building + they could give me a time limited permission for say 3 years and then look at it again, told them i am willing to accept any restrictions.

I did not know that a person could get planning permission. I would get that confirmed by the Planners before getting my hopes up too much.0 -

I think it's not so much that the planning permission is given to the person, as that there is a restriction on the planning permission which means it doesn't 'belong' with the building, IYSWIM.
Best example I can think of, there was a chap on Grand Designs who'd built his own house in the middle of the woods - he was possibly a charcoal burner and needed to be on site 24/7 when he was burning.
I saw a follow-up programme where he'd finished and married and had a baby, and the presenter was saying how great the house was, but it has no market value, because he is not allowed to sell it: HE has permission for a dwelling there, because of the needs of his business, but he can't up sticks and move on.
Not sure if he can sell it to another charcoal burner even, or leave it to his son ...Signature removed for peace of mind0 -
I think it's a real shame you're having so much hassle over something that really shouldn't be any bother to anybody and that gives you enjoyment. Although, do agree about the safety aspect, especially if you live alone.
Have you asked the planning department about having a little table in your garden?

Personal planning permissions are possible - they contain a condition stating that the permission "shall enure for the benefit of Mrs Bloggs" rather than for the benefit of the land. The temporary permission you suggest is another viable option. Be interested to hear how it's going!0
