Thanks guys! I do like the place, if it were closer to the town centre/train station, and a tiny bit bigger, I would have been falling over to offer them how much they wanted. I have realised though that the perfect house for me does not exist, so this is the closest there is!
I've put in my offer this morning. The estate agent gave me a call back four or five hours later to let me know that they have not been able to contact the vendors, as they are on holiday and not due back till the 7th. They couldn't have gone far as I only saw them when I went to view the place on Friday!
I guess they probably just wanted a couple of days to have a think/wait for alternatives. We shall see! If they turn it down I'm willing to go a little higher. But not too much higher.

I never heard back from the estate agents yesterday like I was told I would, so I called back late afternoon to be told the vendors hadn't yet returned from holiday but would be back late that day. So I would definitely hear back from them today.
I've not heard anything today either.
To make things worse, I was looking around the neighbourhood yesterday after work, and spotted the sellers outside their home (they live over the road).
Seeing as I'm not one to be messed around, I'm striking that one off the list and continuing the search! I don't have any others in mind at the moment.0 -
I've found it!
The very house I've been looking for! My daily check on rightmove has bought it up as having just been advertised this afternoon.
It's really nice, exactly where I want it, its exactly the size I want, and has that elusive nice garden that is very rare round there.
It's advertised at just a little more than it should be. Not too much, just a little. I can afford it fine but wouldn't like to pay over the odds for it. Plus, the estate agents are a customer of mine, which might pull a few things in my favour!
Thats it, thats the one I want. Just need to start the ball rolling!0 -

Morning all,
Thought I would just give a quick update about how things are going.
I didn't get the house I was after. I put an offer in, but somebody else had put an offer in 6 hours before I did, and the vendor had already verbally accepted it. Even though mine was the better offer (the other buyer did not have a mortgage in place, and was allegedly refused their last mortgage on a new build property), and mine was a tiny bit higher. Ah well.
But, in other news, my landlord contacted me the other day offering me the apartment I'm currently in...! It's a fairly good offer, and it would save lots of hassle (with moving etc, plus I know this place and I'm happy here). It's not perfect, I would have liked a garden, but I will be happy here.
So, its a little negotiating on the price, then hopefully it should be fairly simple! It has changed my long term goals a little bit though. I've managed to save a little more over the last month. My plan is now, to put down a 25% deposit on this apartment and stay here for 2-3 years. During that time, I'll save up for another deposit. After three years, I'm hoping that I'll have 35% equity in this place, so will be able to convert it to a buy to let. Then I'll just need to buy another place depending on where/what I'm doing then!
But for the next two or three years, it means life will just carry on as normal, except I'll no longer be wasting money on rent! My mortgage will be a decent chunk cheaper, too (but I'll save the extra towards my next place).
But that's about it as far as the good news goes. I've been a bit down recently, for no particular reason other than my life just not going anywhere, and it doesn't feel like it ever really will. The only thing I seem to be good at, and people ever want me to do, is work. Ah well.0 -
May of caused a change of plan but still seems you have a good future plan. And will save loads of moving cost, time to save for a second deposit.
I hope you feel more up on life, you have done well to get where you are and that counts for a lot, so many wouldn't be where you are. More good things will come your way.0 -
They said yes! They have just accepted my offer on my apartment!
Off to the Halifax tomorrow to go sort my mortgage out, and then out to find a solicitor!0
