When does a section 21 start if it issued before the end of a fixed 6 month tenancy.

The prescribed information, which is required by law, is a lot more than a single sheet of paper. The LL must not only protect the deposit, they must also provide you with a copy of the prescribed information. If they do not, any S21 served will be invalid unless your deposit is returned before the notice is served.
The prescribed information for DPS looks like this (4 pages) http://www.depositprotection.com/documents/prescribed-information-template.pdf and must have this (11 pages) http://www.depositprotection.com/documents/terms-and-conditions.pdf attached. If your deposit is protected by DPS and you do not have those 15 pages, the LL has not complied with the law and cannot serve S21 notice. Other schemes are similar.0 -
Ok. I've received my section 21. Says I still have to give 4wks notice in the meantime if I find alternative accomodation. A bloody cheek considering but that's the law nonetheless. They've had the grace to start the notice period at the end of my tenancy, meaning I've to the end of May to find somewhere. As for my deposit, I have a tenancy deposit certificate which says;
Landlord (their name), tenant (my name), beginning on 29th Sept 12, ending on 28th March 13, received by member (numbers and letters) on 22nd August 12, registered with tpd 28th August 12.
It gives me a certificate code to use online for checking statuses etc.
I don't want to tread on toes as this agent really helped me out with this property. I'd hate them not to take me on again because they think I'm trouble.
That's the problem with renting. "yes, we've had your money. Now run along there....."0 -

You an leave at the end of the fixed term without giving any notice. After that, your tenancy becomes periodic, and you must give a full tenany period notice - a month aligning with the TP (see link below)
You can, of course, negotiate/agree any other arrangement you wish with the LL/agent

LL wants you out without hastle - you want flexibility to line up tenancy with new one. Not hard to agree......

Firstly, they are wrong unfortunately about your notice. If you give notice after the end of the fixed term, you need to give 1 month's notice, to end at the end of a rental period. i.e. if you give notice after 28th March, e.g. April 10th, it will not expire until 28th May anyway - unless you get them to agree a shorter expiry in writing.
Secondly, if that is the full extent of the info you've been given, I'm sure it's not the "prescribed info" required by law.
Also, I'm not sure that TPD is one of the schemes:

It's up to you whether you wish to stay put and challenge the s.21, or accept it and try to find somewhere in the given timescale.0 -
Just checked, it is with one of the government approved schemes. It took me almost a year to find someone who would take me on as a tenant and owing to the lack of properties available, I forsee that trying to find another in such a short space of time will be nothing short of a miracle.
I shall go and speak to somebody on Monday about being able to be released early from my tenancy (provided my AST has run its course) should I find someone to take me on as a tenant. With any luck the buyer may be an investment buyer who is happy to take me on as a sitting tenant, sadly I can't see that happening.
Please wish me luck and good vibes. I'd really like to be settled before my son starts school in September. Oh gosh.......thats another thing to think about
