Moving to Northampton - advice on good areas

Hi,

My friend's partner's job is moving to the Northampton area (near Wellingborough I think) and they plan to move there from London.

Please could anyone living in Northampton offer advice on good areas and any to avoid?

They will keep their London property and rent that out and look to buy in Northampton - they would need a 2 bed house, older style. We were looking online recently (Rightmove) and compared to London prices, well wow, there is no comparison!! But neither of us know areas very well, hence this thread! They'd prefer somewhere perhaps a bit more rural and quieter than bigger cities.

  • We live in Kettering, which is North Northamptonshire, about 25 mins away from Northampton, and Wellingborough. Wellingborugh itself is about 25mins drive from Northampton in rush hour traffic.(IMHO)!
    There are lots of lovely villages in and around Northampton and Wellingborough.
    Kettering is a small town with a good train station.
    Stay away from anything further North of Kettering ,such as Corby and Great Oakley. There has been lots of new housing developments around Corby, and the houses are great prices but the area is not that desirable compared to others near by.
    Stanwick is near wellingborough and its really nice there, other nice places to live near to Wellingborough are
    Overstone
    Sywell
    Mears Ashby
    Wilby
    Little Addington
    Caldecott

    Also look a bit further south in towns like Olney (very beautiful) and the surrounding villages, Emberton, Weston Underwood, Turvey and Carlton - please avoid Bozeat !

    As for Northampton. I used to live there - liked the place, wasn't keen on the people - very odd old town mentality, lots of fights on Friday/Saturday nights and so on.

    out of interest whats the matter with Bozeat, i don't live there (lucky by the sound of it!) i ask because i heard its a niceish place to live?

    Hatewashingmachines, thanks so much for your reply - we went up yesterday and saw some places in Stanwick - I agree with you, it's a really beautiful village with some gorgeous stone cottages and not much beyond a village pub, butchers, post office, lovely and tranquil!! Also the surrounding villages such as Woodford, Ringstead, Higham. Kimbolton was lovely but seems very much more expensive, presumably as there's a public school there.

    Can anyone local to the area comment on the strength of the market and whether around £160-£170 is the right price for a 2 bed cottage? There's not an awful lot of these on so it's hard to know.

    It's a choice I think of this style of property or something possibly Victorian outside of the villages, closer to Rushden?
