Thanks everyone for your comments, this is a big worry for me at the moment as I think the decision may be brought forward by a problem with the cold water tank now!

Last night when I went home the outside ground of the house was wet from an overflow pipe dripping. This pipe appears to come from the cold water tank which is completely inaccessible having been 'boarded' into the bathroom above the hot water tank! I would have to remove a wooden panel to try and get to it to sort out the ball !!!! as I assume that is the problem.

So ....... this tank could be removed as part of the work with a new boiler and then no problem. Or ......... break down the wooden panel to get at the tank to sort the dripping and then have to have that replaced etc. :(

I'm still currently waiting for my second quote at the mo. And no I won't be moving unfortunately. If I could afford to I would but will have to stay where I am!
  • I would definitely remove the panel and fix the ball valve, probably only needs a new washer. You need to know wether or not you will be fitting a system or a combi boiler when you come to replace your old one. If you go for a combie then the tank will be coming out anyway, but you ought to fix the ball valve pretty soon, because if the dripping overflow pipe freezes you will have water overflowing from the tank into the cupboard, don't ask me how I know this.

And I forgot to add, I have to get the gas meter earthed and the cold water supply earthed by an electrician before anything is done? Electric meter pm'ed only 4 weeks ago!

Im getting fed up now thinking about it all. :(
