I'm planning on starting a house build over the summer. The house is 2800ft inc garage and I'm going to put it out to a contractor to complete.
Has anyone done this recently and could give me an idea average of cost per sq ft?
Any help or advice appreciated.

As per the other thread, i'd budget a minimum of £60 per sq ft, allow a further £20,000 for siteworks, ie, driveway, pavings, fences, grassing, etc. I'd probably allow another 10% contingency overall.
Depends on the standard of finish and the heating system though - In our overall price we spent £27,000 on the heating system.
Ours came out at £68 sq ft initially based on the tender doc, however we went £34,000 over budget and the siteworks came to £23,000.
Ours came in overall at £82.50 per square foot, totally finished, painted, tiled and carpeted and the driveway in, garden grassed, fences up and back yard concreted.0 -

We're probably going to give underfloor heating a miss as very unsure of it. The build standard will be well insulated and will MHRV. Probably just use radiators and oil boiler backed up with multi fuel stove with back boiler.
Going for PVC windows and not too high a spec.
Hoping to get it built for max. Of £175k...is that realistic?

I honestly dont know. It probably could be done for that. Have you put together a tender document for it?

Thanks for your reply. Was that a recent build? Did it include a garage and was the cost of kitchens and bathrooms included?
Also I'm really divided on whether to get the underfloor heating or not...would you recommend it?

good luck getting builders to come back to you - we have ours sent out to loads and hardly anyone has come back to us. we had a company come out, do site visits and waste a load of our time ask loads of questions in regards to spec and they still haven't gotten back to us with a price. Last I heard from them they were to confirm a price within the week, that was in November!0

Pricing a job costs money. There is more than just the visit. Most bulders will spends hours late into the night pricing jobs as well as paying site visits. Some will have to pay quantity surveyors just to put in a price and that money is not recoverable if they do not get the job. Often builders will not invest that amount of time and money in pricing a job after discussing the project with a prspective customer.0 -

It seems that all builders are notorious for that. Even if you want a bit of work doing around the house, plumbers; electricians; bricklayers, or painters they never seem to turn up.Liverpool is one of the wonders of Britain,

I would allow £70 per sq. ft. I have designed and tendered a few new houses recently. Timber windows/slate roof/underfloor heating/high levels of insulation/sliding doors etc. Price included site works (limited) but excludes floor finishes, bathrooms/wc, kitchens.
PM if you want recommendations for good builders and suppliers.
I think £175K is ambitious, I would think closer to £210k and definitely go for underfloor heating in the principle living areas and bathrooms.0
