statutory notice period

We have received our tenancy agreement for a new rental, it states that it is a 6 month AST which then automatically reverts to a monthly agreement.

All pretty standard but it states the notice period is 2 months. Am I right in thinking that the statutory notice period is 1 month and we would be within our rights to request this to be changed.

    No it definitely states 2 months for us as well. We have only rented 2 other houses and were both 1 month notice from our side.

    You're right; it's 1 month for you and 2 months for the LL once on a periodic tenancy.

    You have 2 options:

    * ask them to amend it, with the risk that they won't agree and possibly even jeopardising you moving in

    * ignore it for now, and if they are difficult when you move out, dispute it through the deposit scheme and you WILL win on that element.

    Ignore it. If /when you want to give notice give the 1 month (ish!)

    To be more specific - the law will override it.

    I'd expect an ignorant LL may try to deduct the rent for the 'missing' month's notice from the deposit.
