Private Rental Contract

We currently live in a private rented house. We move in here Dec 2011. At the time we signed a one year tenancy agreement with the letting agent. All other contact for any repairs etc have been direct with the landlord.

After signing the agreement the agent said we would receive a copy in the post once the landlord had also signed. Despite chasing them several time I never actually received my copy.

Obviously the year has now passed. I was (based on previous experience renting) expecting them to contact us in Dec to renew the contract and to sting us for more "admin fees". But I heard nothing.

We are now looking at buying our own place. So my question is, given the above, where do I stand in terms of been tied to this current property? Should I just need to give a months notice or can they demand more?

    One rental period notice is required. If your tenancy started on the 7th of the month and you give notice today then you can move out the 6th May and not pay any more rent...so it could be up to almost 2 months.

    Thanks for the quick reply. We are just at the point of looking at properties now so it will probably be a few weeks at least before I need to speak to them. Just good to have an idea of how much notice I will need to give and more importantly how many more rent payments I would need to make.

    Give notice as soon as you can. (if monthly rent) Just before the next rent payment is due will be the best...only that one rent payment is due...you can give notice when you hand over the money if you wanted to saying this is the last rental payment I will be making....as long as you make the payment on time and hand over the notice at the same time.
