Viewings cancelling

Hi all
I wondered those who have sold recently or ever had a lot if cancellations? We have had 6 viewings booked the first 3 cancelled and we have 3 more tomorrow. I just wondered if anyone else thinks this is something to worry about or just bad luck? We are competitively priced 15k under estate agents 'valuation' and the property has all been renovated since we brought it?
Just looking for some feedback from others who have sold (we were FTb when we brought this) so we don't have a lot of experience that said we have never cancelled a viewing so it is difficult to judge if I'm over thinking it!

Is there anything in your road/area which people might only see on a drive-by? Something obscured by the EA's details? Is the parking horrendous? Are you near a pub?
Are properties selling quickly where you are? Might be that they've had an offer accepted on something else.
If none of the above, and nothing similar, it could just be bad luck!
Google your road/estate/area and double check nothing potentially damaging is coming up!

Last couple of times we've sold (2007 & 2011) the first viewing was cancelled. On both occasions this viewing was booked as soon as we went on the market and TBH we thought our EA had orchestrated it to look as though their efforts were generating early interest, especially as the next viewing (2011 sale) was from a couple that hadn't even got their house on the market and our EA had been specifically instructed to only bring round proceedable buyers as we needed a quick sale.
That said, when we sold my parents' house in 2012 there were no cancelled viewings and in 2007 another couple that originally cancelled (car broke down) did go on to buy our house, so in all likelihood it's just coincidence/bad luck - although you do seem to be having more than your fair share

How long have you been on the market?
Sometimes when it's new, EAs ring around their list of buyers to get bookings for it.
In our experience (as buyers), we get quite a few calls from EAs for houses which don't fit our requirements. I'd say that 75% of the calls we get are for houses in areas we don't want to buy, are overpriced, or don't have a feature we want (i.e. no parking).
We get full information about the house before we make the booking (so we never have to cancel), but I guess that many buyers would make the booking first and then view it online to see it (and then cancel if it's not suitable)?0 -
The only time we ever cancelled a viewing when we were looking, was when an EA pushed a property as 'must-see' but the day before I google-mapped it and it was literally feet away from the ring road... and a few doors down from a pub...0

I believe that some estate agents send 'fake' viewers to appease the seller. I have heard stories of people who say that they have had people coming to view who had not one scrap of interest in the property, and 1 in 3 viewings cancelled. So it's possible that 'buyers' who cancel never existed in the first place.

Thank you all for your advice we are not near a pub and parking is not a problem the market is moving quite quickly here with properties selling in about 2 weeks. I think the agents are rubbish but we still have 6 weeks left to run on our 8 week contract although I'm tempted to come off the market completely and remarket with a different agent in 6 weeks.
Thank you all its useful to know that I'm not being overly cynical as I don't believe this many people cancel viewings as I have said if you really wanted to see it you would and not only that I think it is bad manners but I suppose everyone is different!0
