Housing Market in London ....

I have been trying to ifnd a 'nice' flat in london for some itme now (mainly east london ) due to communting into the city. However, at the moment there does not seem to be much coming on the market (i have a budget of up to 225k ftb). I did see one on the market in Leystone for 225k offered on it offer was rejected and it is still on the market two months later...I am even considering moving further out just to get more space but unsure of the 'nicer' areas around london which would be an easy commute...does anyone have any suggestions?

    Try Hornchurch area. You have the Romford and Gidea Park stations going directly to Liverpool street or Stratford. Very convenient and lovely areas. PM me if you want further details.

    Why not offer again on the flat that's still on the market?

    There's no law that states you have to walk away after a rejected offer.

    The buyer needs you more than you need them. They might be more inclined to negotiate now - particularly if rates rise.

    And from my experience there are TONNES of flats being built in E London right now.

    HI MEANMACHINE...

    Well the EA came back to me within 2 mins this was two months ago and said there was already an offer in for 210500 so if i was prepared to offer over that then the vendor (who is another EA in anothre branch) would accept the offer! yep there are loads of flats been built in east london but they are all way over priced and tiny new builds....i dont know if it is just me bene picky!

    No Yasmin02 I dont think you are being picky I think the majority of property on the market is well overpriced.... but at the end of the day people still need somewhere to live...

    Problem youve got is where you are looking now is really nice :D and further out on the central likely to cost more ( wanstead, snaresbrook, south woodford etc)

    Have you seen the one a few doors down from the original flat ( on withTheydons)- thats on at 235, has been up for 2 weeks at least too- might be worth a look? you might be able to sneak in a cheeky offer, given the interest rate rises likely to be going on today.

    other than that the only places I can think of would be Leyton ( tattier, but prices reflect this) or redbridge? seems nice ,but not as nice as here ;)

    I'm in Palmers Green (rail line into Moorgate) and £225K would get you a 1 bed property. Gets cheaper (but just as nice) further out on that rail line. I'd fancy Hertford myself if I had to move. HTH:)

  • look at new cross/new cross gate/brockley. there is the east london line tube service to canary wharf/surrey quays, or very regular trains to cannon street (9 minutes away). If uyou go for a property in the conservation areas your 225k will go a long way. And they are stunning properties too.
  • try the suburbs? Im down the line a couple of stops from Croydon, there is a 3 bed terrace house for sale in my street for 210k. Its a tad over 20min train ride in to London Bridge - perfect for the City.

    You are then in reach of the Surrey country side by bike, train down to Brighton, Gatwick near enough (but not under flight path!!).

    Oh and whats more there are 24hr trains running from Victoria, perfect for getting home at 2am when all ya mates are trying to find a cab or night bus!

    Its funny cos if you go round zone 6 a bit to somewhere like Kingston/Richmond, a similar sized house would be double the price and it would take twice as long to get to work - thank god for snobbery else I really would be priced out!

    Dont believe the hype, you dont have to spend your 225k on some new build flat that will devalue before the ink is dry. If a housing downturn happens I think people who have bought flats are going to be the big losers - but who knows...

    Thanks everyone. Lynpower I know you are right its really nice aorund Leytonstone I did see that one ont he market with Theydon properties but its a out of my budget up at 235k I suppose I coudl go and have a look. I see that the other properyt on WHipps Cross Road marketd by Keatons is still on the market!! I know its lovely in that area as well I would not really want to look in Leyton o Redbridge (no offence to anyone who lives in these areas)

    I may just have to try further out i suppose my problem is that i am very inpatient but I guess its just a waiting game and it is a biggest purchase of my life so I need ot be careful about where I buy. And with interest rates rising it will be interesting to see what happens in th enext month or so...

    I may just have to look further afield....

    I dont think you really need to look further afield really, I think ths issue is that what is here ( yes those 2 on WC rd, are sticking, there is no doubt)

    |Further afield this way either is a) areas thgat are more expensive but nice ( woodford/ wanstead) or that are tattier and cheaper ( redbridge/ leyton)

    I think you should bide your time something will come up im sure.
