Quotes for a new roof

Do these three quotes for a replacement flat roof sound ok? It will be for the roof of a three storey building containing three two bedroomed flats (each flat occupying its own floor). I haven't obtained the quotes myself so I'm still looking into the exact details of each. For example, I know that the second quote includes scaffolding and the third quote includes removal of the current roof. Whether either is included in the first quote is unclear, but I will find out!




- Felt roof cost £5200, VAT £1040, overall cost £6240

- Fibre glass cost £8,400 + VAT

- rubber roof
remove all defective roof covering and replace with T&G 18mm ply
install EPDM roofing system (with 50 year life expectancy)
fascia trims £360
installation £10,540

    No sizes so difficult to tell. Bear in mind when replacing the roof it will require insulation to part L and the work would be notifiable to building control. Obviously the roofers will have told you this.

    The only safe way to tell is to get more than one quote for each type of covering. I've just had three quotes to re-roof a garage in felt and they varied from £3k to £5.4k for (supposedly) identical work and materials.

    I'd be inclined to decide first whether I wanted a cheap short term solution (In which case get a couple more felt roof quotes) or something that will be more 'fit and forget' (In which case get some more fibreglass or rubber quotes).
