Structural Survey

Hi,

I am in a process of buying a 3 bed terraced 1930' house, I have instructed my Bank of the purchase and mortgage and solicitors are doing their work etc...

Now I am in a dilemma if I should get a full structural survey of the house and if its worth the salt, as the Bank is doing their free basic Structural survey anyway. Would they not pick the majors bits? and what else should I be really looking at as I don't see an major concerns well in my naive eyes.

Well, I am getting a strucural Engineer to have a look at the Chimney Breast and stuff to do some minor refurbishment later on like removing the chimney etc. Could I not ask the Engineer to have a look at something as I am paying her for 1 hour anyway. Please advice? Or it has to be a Surveyor?

    The Bank is probably just doing a 'valuation' so double check that!

    It might not be very indepth and I certainly wouldn't rely on it to pick anything major (or even more so, minor!) up.

    Why not go for the middle type - a homebuyer's survey.

    I doubt the structural engineer would take any responsibility for anything other than the info you've already asked her for.

    If you have no experience of what to look out for, get a separate survey by a surveyor (might be cheaper to get the valuation done at the same time via the Bank, so see what they charge).

    Mortgage lenders have a surveyor carry out a mortgage report and valuation, not a survey.

    Ask the structural engineer to extend the scope of his inspection/report rather than have another surveyor visit to look at the things the SE could inspect while he's there.

    It will be cheaper.
