It won't be buy to let as one of the mortgage holders lives there but on what basis are you proposing to service the mortgage I.e. whose salaries? You may in practice be able to service it from the lodgers payments but I don't think lenders will allow that.0

You can still use the rent a room scheme if the income is more than £4,250pa. You just deduct £4,250 from your gross income and pay tax on the extra. Or if it's more tax efficient, you can pay tax on the actual profit.0
