Asbestos survey?

Selling my leasehold flat and the buyers solicitor is requesting an "asbestos survey" of the flat and the surrounding communal areas. Apparently my management company say this is my responsibility but I have no idea where to start.

Is it a legal requirement? The flat is only 30 years old, cant see why they would have used asbestos! How long would one of these surveys take to get done? I don't remember having to get one when I bought the flat.

    Found some info after searching but no definitive answer, I guess by the fact that it is mentioned very little that it is not a legal requirement.

    There's no legal requirement for a buyer to do anything except hand over the cash unless they have mortgage. Even that isn't exactly 'legal', it's just that they won't get the money without it.

    All solicitors are different, thoguh I suspect it's the surveyor asking for an extra asbestos survey and the solicitor requesting it. Sols don't get involved in things they aren't qualified for; ie' dealing with the bricks and mortar.

    Of course, a buyer can ask for whatever they want to be carried otu as there's no legal commitment in existance ata ll unless you've exchanged contracts.

    Just to let you know,that asbestos is present in most artex ceilings and walls,do you have much artex in your flat?

    Just say no, as far as you know there are no problems with asbestos and the flat is only 30 years old.

    It is my understanding that all communal areas need to have an asbestos survey.There is no obligation for the inside of your flat to have one.

    I recently organised a survey for a house in West London converted into four flats, the cost was £300.

    Go back to the Managing Agents and remind them of the Freeholder's legal obligation to have an asbestos survey carried out.

    Just to let you know,that asbestos is present in most artex ceilings and walls
    Artex hasn't had asbestos in it for at least 20 years. That's not to say a 30 year old flat couldn't have asbestos in Artex but probably only if it was the original finish.
