Insurance liability in share of freehold

Dear all
I am in a situation where it appears there *might* be a leak from my bathroom into the flat directly beneath me. This is shared freehold 12 flat property.
My question is: by calling out a plumber to investigate the problem do I transfer liability on to myself in case work does need doing? Or should I speak to the freehold buildings insurance provider first to seek their advice?
All thoughts much appreciated,
regards

I'd assume if you called a plumber he would expect you to pay him. This is an open forum, anyone can post and I just did !0

Sure I appreciate that but would it leave me liable for any repairs in the eyes of the insurance company if I haven't spoken to them first?
thanks.0 -
if you are liable getting in a plumber won't affect anything.
You will only be held liable in the event you have been negligent - calling in a plumber isn't evidence of negligence!
If ultimately your negligence is proven, your insurer will deal with any claims from the neighbours. If you haven't been negligent then they need to stump up for any repairs to their property or claim off their own insurance0 -
Thank you. If I haven't been negligent (I don't think I have) then presumably the homeowner below can claim off the communal freehold buildings insurance?
Thanks again for you help.0
